Correction Comments
1. Side Wall Length: Old Atlantic Beach Design Standards limit the maximum length of a second floor
side wall to 35 feet. The second floor on the south side of the structure exceeds the 35 foot limit.
Please revise the plans accordingly. (Awaiting plans for proposed bump out)
2. Side Yard Projections: The roof over the first floor door on the south side of the garage apartment
structure extends beyond the allowable 24 inches of projection into the side yard. Please revise plans
to show no more than a 24 inch projection into the side yard.
3. Garage Apartment Eaves: Due to the location of the existing garage apartment, the proposed eaves
project over the southern property line. While garage apartments can be rebuilt within existing
footprints, we cannot allow new construction to cross property lines. Please revise the plans so that no
portion of the eaves extends over the southern property line.
4. Balcony Size and Location: The balcony located on the western side of the garage apartment extends
beyond the existing footprint. Since the new garage is approximately 2.4 feet further east than the
existing, the balcony can occupy this area. Please revise plans accordingly.
5. Balcony Roof: Similarly to item number 4 above, the roof above the balcony cannot extend beyond
the existing location. Please revise plans accordingly.
