Height: Section 24-17 requires height to be measured from grade to the highest point of a building’s roof structure or parapet and any attachments thereto, exclusive of chimneys. This project is within a FEMA designated special flood hazard area so finish floor elevation should be used as the starting point of measurement. Please show the overall height on plans. Note that the maximum allowable height is 35 feet. 2. Yard Projections: Section 24-83(b) limits side yard projections into side yard setbacks, including roof overhangs, to 24”. Please show that this requirement is being met or revise plans accordingly. 3. Site Plan: Section 24-67(c) requires site plan showing setbacks. The site plan provided as part of the civil permitting differs from the buildings shown in the architectural plans. This was specifically observed in the size and location of exterior porches. Please provide a revised site plan with setbacks shown so changes can be verified to meet code requirements. Derek W.
