Correction Comments
1. Setbacks: Section 24-67(c) requires a site plan showing setbacks. The survey provided has different
setbacks shown for the proposed structure than those in the site plan on sheet 1 of the plans. Please
revise sheet 1 to reflect the 35 foot B.R.L. and the appropriate setbacks.
2. Height: Section 24-17 requires height to be measured from grade to the highest point of a building’s
roof structure or parapet and any attachments thereto, exclusive of chimneys. Please show the overall
height on plans. The height provided is from FFE, not grade. Please revise.
3. Front Yard Projections: Section 24-83(b) limits front yard projections into front yard setbacks,
including roof overhangs, to 48”. Please show that this requirement is being met or revise plans
accordingly. The current plans call for the front porch to extend 4 feet into the front setback established
by the B.R.L. This would mean that there could be no roof overhang on the front of the porch.
