Correction Comments
1. Setbacks: Section 24-67(c) requires a site plan showing setbacks. The survey provided has different
setbacks shown for the proposed structure than those in the site plan on sheet 1 of the plans. Please
revise sheet 1 to reflect the 35 foot B.R.L. and the appropriate setbacks. The survey and site plan still
show a different house placement. The site plan on sheet 1 is good. The building location shown on the
site plan would have issues with number 2 below.
2. Front Yard Projections: Section 24-83(b) limits front yard projections into front yard setbacks,
including roof overhangs, to 48”. Please show that this requirement is being met or revise plans
according ly. The current plans call for the front porch to extend 4 feet into the front setback established
by the B.R.L. This would mean that there could be no roof overhang on the front of the porch.
Informational.
3. Cargo Containers: Are the cargo containers and covered dirt structure in the survey existing or
proposed? Please be aware that Section 24-82(b) the number of buildings to three on a residential
property. There are additional restrictions that limit the number of buildings between 150 square feet
and 600 square feet to 1. The proposed garage and these structures exceed this limitation. Please let me
know the status of the cargo containers and covered dirt structures.
