Correction Comments
1. Commercial Corridor Design Standards: Section 24-171(c)(1) states, “Roofs, which give the
appearance of a flat roof from any street side of the building, are prohibited. Roofs may be gabled,
hipped, mansard or otherwise designed so as to avoid the appearance of a flat roof from the adjoining
street.” The canopy structure over the pumps has a flat roof. Please revise plans accordingly.
2. Height: Section 24-17 requires height to be measured from grade to the highest point of a building’s
roof structure or parapet and any attachments thereto, exclusive of chimneys. Please show the overall
height of the building and canopy on plans.
3. Yard Projections: Section 24-83(b) limits side yard projections into front yard setbacks, including roof
overhangs, to 48”. Please show that this requirement is being met or revise plans accordingly.
Specifically concerning the metal awning at the back of the building. This is listed as item 53 on page
AE2.1 with the note indicating detail on page AI7.1, but there is no detail.
4. Site Plan: Section 24-67(c) requires site plan showing setbacks. The site plan provided in the
architectural plan differs from the approved civil plans as the result of changes made due to the appeal.
Please provide an updated site plan that shows setbacks for the building and canopy. Note that setbacks
should account for siding materials like brick that are thicker than most siding.
5. Fence Height: Section 24-157(b)(1) limits fence heights to 4 feet within the front yard. The first 20 feet
along the Sturdivant Avenue property line is considered the front yard. Please show that the wall along
the sidewalk at the back of the building meets this requirement and revise accordingly.
6. Landscaping: Section 24-171(g)(2) requires a 6 foot wide landscape area in front of the building. The
approved landscape plan shows this requirement being met. However, the site plan on page AE1.0 and
the renderings on page AE2.3 show a change in surface. Please revise or notate the plans accordingly.
