Dear Mr. Thomas:
This is to advise the Atlantic Beach City Commission, in regular session on Monday, February 14,
2000, granted your request for a Use-by-Exception to park school buses on your property on Stocks
Street between West 14t Street and Levy Road.
Please be advised the exception was granted with the following conditions:
1. The exception is granted to you personally for the above location only and is not
transferable
2. Not more than twelve (12) buses may be stored on the site at any one time
3. This site may be used for the parking of school buses only. No other commercial
vehicles will be permitted
4. A six-foot high opaque fence is to be installed around the site (meeting fence setback
requirements)
5. A landscape buffer is to be installed around the site
6. Landscape ordinance provisions of Section 24-162 of the City Code shall be met
7. You will construct a building and relocate your place of business to this site within
eighteen (18) months of the granting of this exception (February 14, 2000) or this
exception shall become void
8. Major automotive repairs will not be allowed at this location.
Your application for an occupational license can now be processed, and we will call you when the
license is ready to be picked up. In the meantime, if you have any questions about this Use-by-

AGENDA ITEM: Application for Use-by-Exception to park school buses on property zoned
CG, Commercial General.

BACKGROUND:
The applicant owns Lots lthrough 5 of Block 243, Section "H". He desires to park
school buses used in the conduct of his business. The applicant also expressed his intent to
construct a commercial building on this site in the near future. The Community Development
Board discussed the fact that this proposed use was not expressly enumerated under either the
permitted uses or the uses-by-exception of the CG district. It was determined that an exception
was necessary.
RECOMMENDATION:
The Community Development Board recommends that the exception be granted with the
following conditions:
1.Not more than 12 buses be stored on the site at any one time.
2. This site may be used for the parking of school buses only.No other commercial vehicles.
3. A six foot high,opaque fence be installed around the site (meeting fence setback
requirements).
4. A landscaped buffer be installed around the site.
5. Landscape ordinance provisions of Section 24-162 shall be met.
