Dear Property Owner:
Please be advised, the City of Atlantic Beach Code of Ordinances includes rules and regulations governing
construction activities and also maintenance standards for property within the City. These standards are set forth
in the International Property Maintenance Code and the Florida Building Code and were adopted as part of the
City of Atlantic Beach Code of Ordinances in Chapter 6,Article II, Section 6-16.
A code enforcement inspection at 1400 MAYPORT RD was conducted on . The City of Atlantic Beach Code
Enforcement has found your property to be in violation of the City of Atlantic Beach Code of Ordinances:
NATURE OF VIOLATION: The front parking lot is being used as a storage area for miscellaneous debris and
other items. There are two trailers in front loaded with wood,a/c flex duct,plastic tanks,metal tank cages,barrels.
VIOLATION CODE:
1. Chapter 24.Land Development Regulations.Sec.24-173.-Neighborhood preservation and property
maintenance standards.(a)Purpose and intent.The City of Atlantic Beach is composed predominantly of
older residential subdivisions and neighborhood scale commercial businesses serving these
neighborhoods. It is in the public interest of the city to foster diverse and stable neighborhoods and to
implement strategies in support of related objectives and policies as expressed within the city's adopted
comprehensive plan.The purpose and intent of these regulations is to provide minimum standards for the
acceptable conditions of properties and structures within the city and to assist in the implementation of the
International Property Maintenance Code,which is adopted as article VIII within chapter 6 of this
Municipal Code of Ordinances.(b)Appropriate maintenance and upkeep.All areas of a lot and structures
that are visible from a street or a neighboring property shall be maintained in an acceptable manner,
which shall be defined by the following characteristics:(1)Lots are maintained free of litter,trash,debris,
discarded belongings,automotive parts and old tires,construction materials,and broken and abandoned
items.
2. Sec.24.154.Outdoor display,sale and storage of furniture household items,merchandise and business
activities outside of enclosed buildings.(b)Within the commercial general(CG)zoning district only,
outside display of merchandise shall be permitted only in accordance with the following conditions:
(1)Display areas must be fully located on private property,shall not be located in any drive aisle,
parking or landscaping areas and shall not in any manner interfere with use of a sidewalk,walkway or
entrance to a business with a minimum three-foot wide clear area maintained for walkways in front of any
such display. All items and any display rack or table must be brought inside at the close of each business
day.
(3)Only merchandise that is sold inside the adjoining business, which holds the valid business
license as the owner or lease holder to operate such business, shall be displayed outside.
This letter requests that the noted violation(s) be corrected by clearing parking lot of all items being stored
outside within ten (10)days of the receipt of this notice.
Thank you for your cooperation in this matter. Failure to correct the violation by the required date may result in
this case being referred to the Code Enforcement Special Magistrate resulting in fines up to two hundred fifty
dollars ($250.00) per day. Upon completion of the action required, it is your responsibility to contact me and
