Dear Mr. Montagna:
The division of the referenced property into two parcels is hereby approved in accordance
with the provisions of Section 24-189 of the City's Land Development Regulations. Each
new parcel, gas depieted @a the attaehu eiirvav anddescribed as the north one-half of
platted Lot 11, which contains 18,788 square feet of lot area, and the south one-half of
platted Lot 11 which contains 18,750 square feet of lot area complies with the 7546ot
required lot width and exceeds the required size of 7500 square feet of lot area. The
approved survey must be recorded as an addendum to the deed, and the future property
owner(s) will be required to submit a copy of this approved survey along with any
application for Building Permits.
This property is within the RS -1 Zoning District, and any future redevelopment of the
new parcels shall be subject to the RS -1 District requirements as well as other applicable
Land Development Regulations. Also, be aware that the platted Building Restriction
Lines (BRL) impose greater front and rear setbacks than the 20 -foot zoning setbacks.

I need your direction on this one.
I have been working with a property owner at 1786 Selva Marina Drive for a while. He contacted me about a
month ago to ask about the process to divide his lot. I told him what was required, and he had a new survey
prepared and submitted it for approval last week, on November 23rd. (Sealed new survey is dated 11-21-05.)
I started his letter (attached) on Monday, but did not get it finished and or mailed to him Monday -- although he
has called me repeatedly every day looking for it.
His request fully complies with requirements to divide, but after Monday night, not sure what to do.
(I am now getting the "how much time do I have" question from property owners.)
