The City of Atlantic Beach did a preliminary review of your plans for a bedroom addition of
approximately 510 square feet to the southeast corner of an existing single family home at 307
Beach Avenue. Drawings provided show that no portion of the addition is within 10 feet of the
southern side property line or within 20 feet of front and rear property lines. Additionally no
portion of the structure projects more than 24 inches into the required side yard. Based on this, the
proposed construction does not contravene any local setbacks or zoning codes.
This letter does not constitute an approval by the City of Atlantic Beach. The project must still be
submitted to the City in a permit application and be reviewed by all applicable departments prior
to approval and issuance of a permit.
