The above referenced parcel, located within the City of Atlantic Beach, is located within a
Residential, Medium Density land use category, as designated by the City's 2015
Comprehensive Plan, and the Zoning District designation is RG -2. RG -2 is single-family
and multi -family, two-family Zoning District subject to sufficient lot or parcel size.
The City recognizes that the property owner has been working towards redevelopment of
this property for four -five years with the project now in a design stage consistent with those
ongoing planning efforts. The site plan and design concept are consistent with current
Land Development Regulations, and providing that the project continues to proceed toward
permitting, the project would be considered a Vested Development under current Land
Development Regulations and not subject to the Residential Development Standards,
should such be adopted, again provided that this project continues to progress towards
