Dear Mr. Hubsch:
Pursuant to our telephone conversation, we have delivered a set of plat mylars along with the following items to
both City of Jacksonville and City of Atlantic Beach for review and approval. Please find enclosed:
1. One (1) Plat mylar of our Atlantic Beach Country Club Unit 1 Plat - unsigned by City of Jacksonville signors
(upon execution from City of Jacksonville signors, we will deliver signed mylar to you for COAB
signatures);
2. Two (2) blueline copies of our Atlantic Beach Country Club Unit 1 Plat;
3. Plat Certification Report from Old Republic National Title Insurance Company, dated June 9, 2014;
4. JEA approved, stamped plat;
5. Engineer's cost estimate for Plat Bond in the amount of $355,732.00, along with our check payable to City
of Atlantic Beach in the amount of $355,732.00;
6. A computer disk with a copy of the plat in AutoCAD's .DWG format
Again, once City of Jacksonville approves and signs the plat mylar, itis our intention to pickup the mylar and bring
to you for City of Atlantic Beach signatures. It is also our understanding, the Unit 1 Plat will be reviewed in the June
23rd, City of Atlantic Beach "workshop" and once approved, we will be on the July 14th COAB Board meeting
agenda for approval.

Municipal Code.

• An updated opinion -of -title letter dated June 9, 2014 (with a search date of
June 3, 2014) from old Republic National Title Insurance Company attesting to
the ownership of the lands described on the plat of Atlantic Beach Country
Club Unit 1, declaring any encumbrances upon those lands, and stating that
the real estate ad valorem taxes have been paid on those lands through
2013
• An Interlocal Agreement between the City of Jacksonville and the City of
Atlantic Beach
Please note that the infrastructure for the development will go through the City
of Atlantic Beach's acceptance process, so no plat bond is required for us.
Concurrency approval, if required, will also be handled by the City of Atlantic
Beach.
