Revisions may not be submitted until ALL departments have completed their respective reviews. Revisions submitted MUST respond to EACH department review. Submittals that respond to only one or a few correction items will not be accepted. Correction Comments: Side Wall Design: Section 24-172 requires horizontal offsets or architectural features such as bay windows and balconies to break up side walls and that these features are separated by at least ten feet. Please reduce the length of your "bump outs" so that they serve more as bay windows (not entire rooms) and revise so that at least 10 feet of separation exists between these features. Front Setback/Garage Suite: The second story living area above the garage encroaches into the required 20 foot front setback. Open balconies and roof overhangs are allowed to encroach into the required front setback but not enclosed living space. Please revise accordingly. Average Grade: Please show the average grade on all elevation drawings as well as the overall height as measured from this average grade. Shade Trees: Section 24-172 requires two 4 inch caliper shade trees, with at least one in the front yard, for new homes in "Old Atlantic Beach". Please submit a site plan that shows these two shade trees or submit a letter agreeing to meet this requirement before C.O. inspections for the new home. Resubmittal Notes: All revisions and changes shall clearly stand out from the rest of the drawing on the sheet as a revision by way of completely encircling the change with “clouding”. The revision shall also be identified as to the sequence of revision by indicating a triangle with the revision sequence number within it and located adjacent to the cloud. The revision date and revision sequence number shall also be indicated in a conspicuous location in the title block for each sheet on which a revision for that sequence occurs. For projects still in the initial review stage and permit pending, all sheets with revisions shall be inserted into each set of drawings. The original sheets must be clearly marked “VOID” but are to be left within the set of drawings. Complete new sets of drawings will not be accepted. ADDITIONAL ITEMS MAY BE REQUIRED DEPENDING UPON NEW INFORMATION AND CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
