1632 Beach Avenue 06.27.2006 -----Original Message----- From: James Dupree [mailto:jd@jamesdupree.com <mailto:jd@jamesdupree.com> ] Sent: Tuesday, June 06, 2006 12:07 PM To: Doerr, Sonya Subject: Osborne -Coughlin House Dear Sonya, Thank you very much for your preliminary zoning review of the proposed Osborne-Coughlin House reconstruction at 1632 Beach Avenue. I appreciate your time and comments. For record, I am responding to some of your comments, knowing you will review the project again at time of permit application: I understand that Rick Carper will review the impervious issues seperately upon building permit application. The front decks that extend into the front yard setback are no higer than 28" above grade. Then they are fine. The corner of the breakfast room is slightly more than 20' from the rear property line. okay The deck along the north sideyard setback tops out at approximately 6" above grade. okay We are aware of the need for seperate fence permit application. I will add some notes to clarify the new versus existing fences and their heights. We will move the mechanical equipment currently shown in the north sideyard, probably to the rear yard adjacent to the breakfast room, but in no case closer than 5' from a property line. I apologize for my oversight of the regulation. okay I appreciate your comment relative to the project being vested to proceed according to current regulations. My clients are anxious to proceed. We anticipate structural design within the next month. We will make permit application shortly thereafter, certainly within a second month, and consider this a "reasonable time period." Agreed, that is certainly a reasonable preiod of time. Thanks again for all of your help, Jim Dupree
