The entire property (including the adjacent parcel to the west that she does not own) contains 4 condos (The Bluffs) Her first inquiry was about dividing her property into four townhouse lots or selling to a developer to redevelop with condos, which she apparently mentioned to a neighbor, because I had frantic calls for several weeks. After looking at her survey, I determined that she can only get two lots and three, maybe four dwelling units on her part of the property if it is totally redeveloped per Comp Plan and Land Development Regulations. (Low Density with RG-3 Zoning and the Coastal Construction line is pretty far west on the property.) After many meetings with her, she finally accepted that 3-4 units was the limit, about the time the moratorium was put in place. She then decided she just wanted to divide the entire property into two lots. She went ahead and submitted a request 3-4 weeks ago, with new surveys, etc. asking for an administrative approval for a two-lot division. Each proposed lot is over 34,000 square feet in size and meets all other requirements. She has also closely followed the ongoing proposed change to Section 24-189. I don't think she has any objection to going before the Community Development Board for approval, but understandably she is getting a bit frustrated by what seems to be no-end-in-sight for the moratorium or the change to 24-189. And these are not platted lots. What is your suggestion? As far as I know, this is the only pending such request that we have. Sonya
