31 5th Street Development Possibilities
This letter is in response to your written request of the development possibilities at the property
addressed as 31 5th Street and specifically the possibility of expansion above their existing
garage. Without a survey of the property and floor plans of the existing home is impossible to
say what could happen with any certainty.
The setbacks for the property as follows:
East: 20 feet
West: 20 feet
Nort
h: 5 feet
South: 10 feet
The maximum height is 35 feet.
There are also some design requirements in this area that further restrict development in this area
that would have an impact on design, but the same setbacks would still apply.
There is always the possibility that the property owner could request a variance and reduce the
setbacks listed. Any such variance would be heard in a public meeting prior to approval. Staff
has not determined if a variance already exists on this property.
Based on a brief look at aerial photographs, it appears that it is possible to add onto the structure
above the garage within the required setbacks. It is also possible for the existing structure to be
torn down and the property to be redeveloped.
