351 Main Street LETTER 03.29.22015 (Easement) March 29, 2015 351 Main Street Easement Mr. Ghioto and Mrs. Loftus, This letter is to serve as formal recognition from the City of Atlantic Beach stating no opposition to the establishment of an ingress/egress easement on the property currently addressed as 351 Main Street and comprised of Lots 5 and 6, Block 105, Section “H” Atlantic Beach for use by Lot 4, Block 105, Section “H” Atlantic Beach which is to be addressed later. The proposed easement is to be located along the northern property line of Lot 5 and be 2 feet wide. This letter is based on my previous letter dated February 27, 2015 approving the division of the properties stated above. It is understood that the easement is for the limited purpose of a driveway and the parking of cars by the owners of Lot 4 and will not affect the development possibilities of either property with the possible exception of fence placement. To be clear, the developable area of lot 4 is and will be approximately 35’x 62’after the creation of the easement. It is expected that this easement will be recorded prior to the sale of either property and that it must be recorded prior to the approval of any permits in the effected area.
