As a heads-up, I expect a rezoning application to come in for this property very soon.
Michael Sones has it under contract. They will be applying to rezone it from
Conservation (it was formerly OR) to RS-1 with the plan to develop about six lots. It has
had a Residential, Low Density Comp Plan designation, since the Comprehensive Plan
was adopted in 1990. They are having preliminary environmental / wetland surveys
prepared now. Its looks as if it is about 7 acres, with about 3 +/- upland acres.
A rezoning for this same property was denied about ten years ago with substantial
opposition from Selva Linkside residents. The sum of that opposition seems to be the
usual. The developer told residents that this land would never be developed, but it is not
within the Selva Lakes-Linkside PUD, so that developer had no control over this adjacent
land. I can find nothing in any files -- other than references to the developer’s promises -
- that restrict this land, subject to all State and local permitting requirements, which will
be considerable.
