construction activities and also maintenance standards for property within the City. These standards are set forth
in the International Property Maintenance Code and the Florida Building Code and were adopted as part of the
City of Atlantic Beach Code of Ordinances in Chapter 6,Article II, Section 6-16.
A code enforcement inspection at 1175 SEMINOLE RD was conducted on 4/9/2021. The City of Atlantic Beach
Code Enforcement has found your property to be in violation of the City of Atlantic Beach Code of Ordinances:
VIOLATION CODE: FBC Section 105 Permit 105.1 Required. Any owner or authorized agent who intends to
construct, enlarge, alter, repair,remove, demolish,or change the occupancy of a building or structure,or to erect,
install, enlarge, alter, repair, remove, convert or replace any required impact resistant coverings,electrical, gas,
mechanical or plumbing system,the installation of which is regulated by this code,or to cause any such work to
be done,shall first make application to the Building Official and obtain the required permit.
NATURE OF VIOLATION: A stop work order was posted on this property on March 8, 2021 for construction
of an accessory building without a permit. To date,no application has been received and no permits have been
issued for the structure.
This letter requests that the noted violation(s) be corrected by removing the structure or obtaining a valid
City of Atlantic Beach building permit within ten(10) days of the receipt of this notice.
Thank you for your cooperation in this matter. Failure to correct the violation by the required date may result in
this case being referred to the Code Enforcement Special Magistrate resulting in fines up to two hundred fifty
dollars ($250.00) per day. Upon completion of the action required, it is your responsibility to contact me and

1.The building permit application submitted for the playhouse is incomplete.There was 2 spaced on the application,one called the LEGAL DESCRIPTION
and the second was the RE#.Both spaces have to do with the exact location in Duval Count where the lot is that you are applying the permit for is.This
information can be found on the Duval County Property Appraisers web site.Please resubmit the document completed.
2.The drawings submitted have no engineering attached with them to state that the building will withstand the wind loads associated with the wind
zone here in Atlantic Beach.Signed and sealed drawings are required for this building.
3.The drawings also do not show any foundation plan for the building or how the building will be attached to the foundation.A foundation plan shall
accompany the engineer's drawings.

been denied in that location. Structures cannot be located in this area unless a variance is approved.
VIOLATION CODE: Sec.24-151. -Accessory uses and structures.-(b)Accessory uses and structures
by zoning district.(2)In any zoning district,except as to private swimming pools,and unless specifically
provided otherwise in this chapter.-d.Unless otherwise specified within this section,accessory uses and
structures shall not be located within required front yards and shall not be closer than five(5)feet from
any lot line.
3. NATURE OF VIOLATION: Documentation shows impervious areas are over the 45%allowed by
Code.Additional impervious area cannot be approved on this lot unless a variance is approved.
VIOLATION CODE: Sec.24-104. -Residential,single-family—Large lot district(RS-L).(f)Building
restrictions.Additional building restrictions within the RS-L zoning district shall be: (1 )Maximum
impervious surface:Forty-five(45)percent;provided,however,where lawfully existing structures and
improvements on a parcel exceed this applicable percentage,redevelopment of such parcels or
additions/modifications to such structures and improvements shall not exceed the pre-existing impervious
surface percentage,provided the requirements of section 24-68 are met.
