Master Bath
Demo &Construction
Gut bathroom as needed to accommodate new design and dispose of all debris. Provide labor and
materials to frame in new walls per drawings. Provide labor and materials to relocate existing
plumbing and electrical per standard code and drawings. Provide and install (2) standard can light/
exhaust fan combos connected to existing switch and ducts - 1 in new water closet and 1 over
shower. Provide and install (1) standard can light connected to existing switch. Provide and install
new drywall to new walls and to areas affected by demo. Finish walls to match existing as close as
possible. Skim entire ceiling and apply spray knockdown texture. Provide and install (1)new
standard swing door and door casing to new water closet. New door and casing to match existing as
close as possible. Provide labor and materials to paint walls, ceilings, new door and casing, and new
base board only. Install homeowner provided door handle, vanity wall lights, ceiling fan, towel bars,
and toilet paper holder.
**All walls and soffits to be removed or altered are assumed to be nonbearing and free of additional
work. Any additional work found will require a signed and paid change order prior to work start.**
**Homeowner is made aware that drywall patches may not match existing finish exactly, especially
on the ceiling.**

Recessed Medicine Cabinets
Provide labor and materials to construct a new chase wall per drawings and to frame in for 2 new
recessed medicine cabinets. Provide and install new electrical as needed to power new medicine
cabinets. Provide and install new drywall to new chase wall and finish to match existing as close as
possible. Provide and install 2 new recessed medicine cabinets ($1300 each allowance).
Wet Room
Provide labor and materials to construct new bench seat and 2 niches. New niches to be located
between existing studs. Provide and install new shower liner and mud pan sloped to drain. Provide
and install new linear drain assembly ($400 allowance). Provide and install new shower valve and
trim ($1200 allowance). Provide and install new concrete board to all wet walls and apply
AquaDefense. Provide and install new wall and floor tile ($10 sqft tile allowance). Wall tile to go to
ceiling. Install new homeowner provided freestanding soaker tub and floor mounted tub faucet.
Provide and install new 3/8" clear glass frameless shower enclosure with Diamond Fusion.
Vanity Cabinets
Remove and dispose of existing cabinets and countertops. Provide and install new Kitchen Craft
cabinetry per drawings and specifications. Includes $4 per door/drawer hardware allowance.

Includes 2 porcelain undermount sinks, $700 faucet allowance, and licensed plumber for reconnect.

long as there is enough material.**
**Homeowner is made aware that this estimate is subject to change based on final template layout.
