It was built under the 1982 Standard Building Code, in effect at that time. The 1982 Standard Building Code had different provisions for duplex and townhouse construction. Duplex construction required a 1-hour fire-rated separation between units, and separation by a property line was, and is still not, not allowed. Townhouse construction required a two-hour fire-rated separation between units, and separation by a property line was part of the definition of a Townhouse. The original Building Permit Application and plans describe this building as a duplex. The plans show no fire-rated separation between the units. Based on the building code in effect in 1984 when the building was constructed and the current Florida Building Code,the two halves of this building cannot be divided by a property line or sold separately due to the lack of approved fire-rated separation. There is evidence, from internet photos, of openings in the separation wall, without building permits or inspections, so the integrity and fire-rating of the separation wall cannot be determined. No building inspectors have been inside this building since before 2013. The 1365 side has not been inspected due to unknown people living there. Additionally,the address numbers posted on these units are in the wrong order. 1365 should be on the right side (South),numbers increasing to the north with 1369 on the left side. 1
