This letter is being provided as formal recognition and approval from the City of Atlantic Beach,
as outlined in Section 24-188 of the Code of Ordinances, that Lots 5 and G, Block 1 of the Atlantic
Beach Parkway plat are two separate and independently developable lots of record. Copies of a
survey for each lot are attached to this letter.
While the two lots are currently under common ownership, records indicate that the two lots have
never served as single development parcel, per Section 24-190, where the treatment of the property
as two lots would make one or both lots nonconforming or incomplete development (ex. lacking
required parking).
This letter does not constitute an approval by the City of Atlantic Beach for any construction
activity on either lot. Any future construction as a result of and in compliance with this letter must
be submitted to the City in a permit application and be reviewed by all applicable departments
prior to approval and issuance of a permit.
