The City of Atlantic Beach Planning & Zoning Department is in receipt of the letter submitted by
your office on behalf of Ms. Arlethia M Jackson, requesting zoning approval for the operation of
Monument Christian Academy as a child care facility at the property located at 1509 Mayport
Road in Atlantic Beach. The subject property is designated as Commercial (CM) according to
the adopted Future Land Use Map, and is zoned Commercial General (CG). Child care centers
are permitted uses within the CG zoning district [Section 24-111(b)(4)], and may operated in
accordance with the following supplementary regulations, per the Atlantic Beach Zoning,
Subdivision and Land Development Regulations:
Section 24-112. Child Care Centers, including day nurseries and kindergartens, and
Child Care provided in private homes, whether operated as a Permitted Use or
permitted as a Use -by -Exceptions, shall be licensed and operated in accordance with all
applicable requirements of the Florida Department of Children and Family Services, all
applicable City Codes, and shall further be subject to the following provisions.
(a) Minimum Lot area shall not be less than five thousand (5,000) square feet.
(b) Outdoor play areas shall be fully fenced with a minimum four (4) foot high latching
fence, and the size of play area shall meet the State regulations for square feet of
play area per child. Within all residential Zoning Districts, play areas and all play
equipment, structures and children's toys shall not be located, maintained or stored
within Required Front or Side Yards.

The subject property is approximately 0.163 acres, or 7100 square feet, thus meeting the
requirements of 24-112(a). Compliance with the requirements of 24-112(b) will be determined
by the Building Official upon submittal of request to amend the current Local Business Tax
Receipt (#3538) to include a child care facility on the subject property.
