Per my conversation with Mrs. Scott yesterday, I am writing to confirm that the installation of
door(s) for the purpose of adjoining the interiors of the attached townhomes located on the
properties described below, and subject to Florida Building Code and approval by the City of
Atlantic Beach Building Department, will not result in a change of use from a two-family to a
single family dwelling.

Furthermore, the existing townhomes are vested and thus fully replaceable to the extent of the
existing footprint, in the case of future amendments to the official Zoning Map, Land
Development Regulations, or damage by fire, weather-related or other unintended acts. For
your reference, I have enclosed a copy of Sections 24-86 through 24-88 of the Land Development
Regulations which address vested rights of existing two family dwelling units, as well as the design
and construction standards of such units.
